OUR PROFESSIONALS

As a practicing tax lawyer and real estate broker,  Dan Capobianco  primarily represents buyers in their search for quality real estate located in Boston and surrounding towns -- Whether it’s a primary residence, a second home, or an investment property. He will research your market and pair you with the best property that will bring you the most success and enjoyment. As a "buyer's agent" he represents your interests through out the buying process. As a lawyer, he can also advise you as to the method of ownership and structuring that best suits your needs.

Working with a professional Realtor who is acting on YOUR behalf can assure you that you are being advised on an objective basis, because YOU are the client -- not the seller -- and at NO cost to you. Both the buyer’s and seller’s agents are paid by the seller’s commission.

Some issues that we can help you address are:

1.  Is the listing price too high?

2.  What have similar properties sold for over the past year?

3.  Are there any restrictions on development/additions/renovations?

4.   Issues about prospective property that may not require disclosure?

The Buyer/Seller Agency

The buyer’s agent owes his/her complete fiduciary responsibility to the buyer, just as the seller’s agent owes the same to the seller.  As such, a buyer’s agent is able to help the buyer in ways that the listing (or seller’s) agent simply cannot without violating his/her obligation to the seller.

As your buyer agent, Dan will make sure that you’ve got all the information and resources you need to get the right property at the right price and with as few obstacles as possible.
